Usually signs of normal settling are minor cracks in the walls and miter joints of door and window trim crown molding etc.

The HVAC was bad and the inspection did not discover the cracked heat exchanger.  

Because you'll be living with your tenants, you really want to be careful... when you advertise the units, make sure that you let people know that the "owner lives on the premises" ... some potential tenants will screen themselves out, which is a good thing.

We even tried mailing with a Design of Experiments (DOE), 32-run, Plackett-Burman Screening Design with a process improvement statistician and that was not fruitful. 

Putting it on Zillow and screening tenants myself is preferable to dealing with other agents.
