It is legal to sell the home in Delaware while it's rented under the "change of use" for the home (from investor owner to home owner) And if an investor buys the home they can retain the tenant.

They can run independently, which is nice if you're not using the bedroom or the living room gets a lot of solar gain, but the kitchen doesn't.
