I've heard good things about COREE  but never attended an event (That hopefully will change soon).About half of my units are duplexes in the central Ohio area.

Now, this is certainly a grey area, no doubt about it, and I've talked to three attorneys and several brokers trying to navigate it.Yes, I have an LLC that I plan to wholesale under, and am currently sending out marketing.

I bought a home on the 6th that was already planned.

@Anna Dube - if you plan to hire a PM company use a vertical platform like Buildium, Appfolio, Rentec Direct etc.  

More than a half century of deferred maintenance doesn't recover overnight.I think there's still a ton of upside, but it's going to be the hardest dollar you can make. 

As a renter myself at one time, I think it would be much easier to swallow the increase of you gave them a very clear picture of what you intend to raise the rents to up front and created a plan to gradually increase over the coarse of 6 mo to a year.

My husband and I are in our first NOMAD home with plans to use this and the conventional way of purchasing several buy and holds, as well as, lease options for some short term options to boost cash for the long term purchases.  

Can you explain your planned timing on these moves?

I plan on staying in it for at least 6 years.
