I looked at a home to buy and hold and found a small puddle of water by the back wall of the basement. there was staining about 2" up from the floor that indicated it is a known issue. so I investigated outside and found the gutter overflowing at the exact time location outside. and the clogged downspout coming off the gutter in the middle of the house and not on an end. should I be overly concerned or would a proper gutter and drylock in the basement solve this issue. other then this the house would cash flow well with some updating. by the way this would be my first investment property.

I have the parcel number and am waiting for the surveyor to provide a preliminary report/sketch and see if our agent is on the right track.We haven't sold anything yet because the sale is awaiting our results and subsequent changes.We own 2 parcels, but have 1 parcel ID # on the special warranty deed we received.

FLA is an escrow state and there are very good escrow officers at title companies who can do this for you in a matter of minutes.. you just need the preliminary title report to see who is on first base then go from there.

I think there's plenty of free training out there to get you through the preliminary analysis phase, but if you're gonna pull the trigger, then the paid training is invaluable; Scott Meyers and Mark Helm are 2 big ones.
