I have a question I think I know the answer to but just want everyone's opinion...Lets say I find a seller that has property listed at 125 and you talk him down to 80, can u sell it to the buyer for any price or do you sell it at what the owner was asking for in the first place?

To delete the first page, here's how to do it on a Mac: on the top bar choose View, then choose Thumbnail, then go to Edit, then choose Delete.

It would not be prudent for you to service this type of loan, even if you are exempt, the base line as to requiring servicing functions and meeting demands will be as set as customary und Dodd-Frank, an individual really can't go there in view of the cost (which can be paid by the buyer, or split or by you) of a mortgage servicer, it would be nuts to attempt it.

The views are key with a lot as well.I do not know why you would buy a 96k lot when they are selling for 60k.

Lenders do not care as much for loan purposes because they only count the primary term anyways.Also if it's a ten year primary term ground lease but 4 years in there is language where the tenant can cancel with a termination clause with 60 days notice etc. then the lender will view the lease as a 4 year and not the 10 year primary.

I appreciate that very muchActually, if you view a purchase agreement, especially, in California, you will find that there are many parts of that agreement that are not specifically included in an option to purchase agreement.

If they were 15 minutes away you might research it a bit since it wouldn't involve an entire day or overnight trip to view the properties.
