Unless this is in a really nice area, my limited understanding of Kansas City is that you should be able to find higher returns.

Perhaps a nice 1950's built bungalow.Always hire a 3rd party property inspector to give you an unbiased feel for the home.

Always do a title search, watch out for properties that have been TD numerous times and also filtered through large hedge funds, I recently encountered a nice 2.61 acre piece in a rural area I was going to buy from owner before it went back to the auction.

I feel like we can make a nice return on this.

And one more question what type of investing do you would be nice to hear other peoples pathways.

If you use a contractor many times they have a nice deal with a materials wholesaler that is cheaper than the big box stores.

I've watched  and put some money into CLT Before ( since '94 to 2000) and while the Queen City is a nice place to live with great flight connections, it's not on my radar to put anything into. 

., anything to stack some cash, because with a house hack on a multi family unit, you're going to need at least 5% down.
