If you still get no other properties widen your search criteria and date range. 

Looking at a price range up to $150K, seem to find plenty of options but I am not sure the areas to really focus on.

Get a 250-300k~ range house with 20% down payment.

Lots of demand at my lower price range, $80k ish and $750 to $900/mo rent/mortgage payment range.

Within that area, I know what constitutes high-end, mid range and low-end finishes. 

I had (and have) a good credit score (almost in the excellent range).  

Currently, I am interested in 70K-100K range, single family or condo/apartments.

And their guests range from seasoned real estate investors to newbie investors who talk about their first deals.

I worked as a Project Manager for a national builder in the Permian Basin and even as the #1 home builder in the nation we had nothing but difficulties finding, utilizing, and keeping trade labor not to mention out of state (or at least out of the area) suppliers and manufacturers.

The amount of 3 family condo conversions really interested me so after doing some searching online, I found my way here.You can certainly find multi's in those neighborhoods at that price range, many of which are on the MLS.
