I have always used an individual but if I was further away I would want a place that had multiple employees to mitigate risk of someone being sick or otherwise unavailable.  

Also, unless you have a large amount of money to invest in multiple properties all at once or do a 1031 exchange, it would be unusual to handle more than 3 deals simultaneously.

My goal is to purchase multiple properties this year using BRRRR.

Definitely suggest calling on multiple banks for solutions.

They may show you places that have been listed via agents for multiple landlords and there can be payment from the landlord included with that.

@Dante A Minjarez This is a great idea, and I know people around me that have done it successfully multiple times in a row.

Usually when you  do see that, it is such a high number, you have to own multiples or be rich. 

There is a new townhome builder in the area offering multiple home designs.

Given my portfolio is solely under me within multiple LLCs, I am not exactly sure how to efficiently structure the business to be able to allocate equity in the portfolio.
