First time building a MFR (8-12 units) and I need a professional to advise how many units is technically feasible to build on a small 100x125sqft lot in Pflugersville that is located outside of the city limits in the Extra Territorial Jurisdiction.  

I'm thinking of using a lawyer to apply for zoning/use variance but I'm not sure whether to keep it as a 5 unit house or combine 2 of the units, or convert basement into laundry + storage rental and make it 4 units.Price-wise it's a really good deal.

Hi all,I have heard that garages are always a plus to have for SFH's, but what if there is street parking and room for storage in a basement or shed?

We are the largest sq ft in our "section" of the neighborhood and offer more storage, bed/baths, updated kitchen, flooring, fixtures, paint, fenced - but we don't have a deeded boat slip, just community lake access.  

I have new cabinetry for the kitchen in storage.

I am not sure if this method is scalable if you are doing this in large numbers but if you are spotting properties while driving around, it is definitely feasible. 

I just got a call from a couple that owns a self storage facility and gave me an amount that they would sell it for.

Both Seller and i would prefer if I address them after closing, but I'm wondering if the issues would prevent a conventional loan from being a possibility:The deck is definitely unsafe and needs to be torn down.There are three moldy ceiling tiles in a storage room that is NOT part of the heated living areaThere is some water damage in one of the basement bedroomsThere is some evidence of some termite damage in one room but appears to be inactive/not extensive.Does this sound like a conventional loan, as-is sale deal killer? 

Last time I bought a list from them (granted it was storage owners) they basically gave me an excel spreadsheet to download.

Can you share an example of one you are using or of things you would add for a real estate company operating agreement between two companies who will own a 50/50 stake with the goals of buying and growing in the storage arena over the next 15 years?
