I have gone so far as telling the tenant straight up that it would be much easier for me to repair the problem after I evict them and they no longer live there.  

Seems to me being straight-shooting and finding win win situations might be harder but I promised myself to always keep a good nights sleep . 

As I go through the listings that have expired on MLS so many of them are bank owned properties. 1st Question: If I want these properties do I go straight to the bank and ask to list them?

I've written many proposals in my other job and determined that making a simple proposal and standing with a straight face was the best approach...negotiations were often the result but it establishes a strong starting approach.
