There are some good accountants and CPAs here on BP, thanks to technology they really don't need to be down the street, but familiar with your state tax requirements which are usually not difficult.

This is in the quiet old residential area of Grandview off Main Street (12th St/Little/Duck area).The house is rent ready with nice appliances, good hardwood floors, all new fixtures, and granite countertop.Rent will be $850 and my all-in price is $50,500 and I'm happy that no reno work required because I have four in progress (or waiting to start) already with reno work.Other Updates:- I also completed two cash-out finances on two homes I bought cash from wholesalers and rehabbed.

One of the best tip that I can to people is that invest in quality cameras for their listings and even take it one step further with video.Action cameras like GoPro are great to get wide angle view of the house and the street, a drone footage around the neighborhood showing parks or market will really increase the interest of potential buyer and help you sell more houses.

I had a conversation today with @Mike D'Arrigo who walked me through a lot of Kansas City in general, and this neighborhood in particular since he is familiar with it, and we discovered something interesting - this particular property appears to be in a lovely tiny pocket of very nice homes, but is surrounded by homes that are not comparable (e.g. it's something like an A- house on an A- street surrounded by B- properties).

Just the other day i over heard some news from CNN,Forbes,Wall street Journal,and one of my favorite real estate gurus Preston Ely, witch stated that numerous large corporations and ceo's have set aside billions of dolors to plan on buying up millions of foreclosed properties in very large bulk in one swoop across the US with in the next 12-24 months.

There homes on my street that have sold for under 150k (needed probably 50k) in repairs but I could probably do 99% of the work myself and also keep my guys busy during slow times doing upgrades on the house.
