Only thing I'm thinking of doing is including a 60-day notice for when she leaves (although I'm not sure whether it is legal).

I believe you can keep the data for up to 7 days as well.

@Robert Burns I don't know how it works in the US but mortgage brokers here in Canada can usually give you an yes or no within a day or so.

It will largely depend on how good you are at finding the right deal, negotiating the best price, managing the rehab and running a tight ship as far as the day to day property management.

I would have liked to attend the monthly meetups but I only work on Saturday and Sunday for 12 hour days.

Basically here is what I would say:IF it has been on the market for over 120 days the valuation is off.

When they were the high bidder the next day the auction company called them and claimed it was a reserve or seller approved price auction, and the bid was not high enough.
