So I was thinking of keeping the cabinet boxes(unless they are really in bad shape) and replace only doors and drawers with updated designs or fix'em nicely with new hinges and nobs and paint them all with WHITE colors so they would look nicely even, and with the money that I save, I would install nice granite counter tops.I'm just trying to find ways to save money on all the little parts of rehab.. is this too complicated to do for time and labor and would not pay off at the end for these priced homes?

And I am not attending any "guru" classes or how-to-get-rich BS and not hoping the buyer will close the deal (why would not he go to bank then if he does not or did not have financial issues)Just wanted to design the same type of deal that banks do, but only had 6-8 hours to do my research.

It seems unlikely to work.Nope, I tried to double dip a couple of weeks ago, but I could only get the discount from the Bid Desk which was 10%...they wouldn't let me use my 10% off gift card...I have also had luck buying certain items off ebay or amazon.com, specifically door hardware and range hoods...I have been getting "designer" glass/stainless steel range hoods from ebay for $250 where at Lowes a similar model would retail for $700+....Also, I have been purchasing my kitchen cabinets from a company called CabinetGiant.com, which is a local company here in Kansas City, but they deliver all over...they sell ready-to-assemble cabinets that have all the bells and whistles homebuyers are looking for...I have done 3 kitchens in the last 6 months with them and am averaging only $2500-$3400 for a 12x12 kitchen w/ a pantry...

This question centers around “opportunity cost.†I own and work in a lawn care business, own and run a small web design business, as well as own several single family and multi-family apartment buildings. (43 units) When I’m actually earning income in the lawn care business, my gross hourly rate is $60-$70 per hour before expenses.

This is consistent with decreasing the volatility of your equity portfolio as you age too....which is what most portfolio designers preach.Of course....there are those on BP that claim this is non-optimal and that these people are not "serious businessmen."
