It has defiantly crossed my mind more than once I may have over improved, but I believe the potential lack of headaches in the future will far outweigh the added expense. 

We also put in cross bracing to further insure the skids weren't going to move.If you have too much height between the concrete and the ceiling, make the adjustment via the height of the skids and the thickness of the subfloor. 

If your I's are dotted and T's crossed with meters, permitting, and insurance, I tend to think your in good shape if the worst does in fact happen.  

Tenants are treated as a cross between a child and a pet depending on what point you are attempting to drill into their melon soft heads.Remember you do not have issues with good tenants only bad tenants.

They don't cross over or allow coverage if you go outside what the policy is designed for.

Plus it's in Lakewood on the border with Denver, so I'm thinking appreciation of both property value and rental rates.

Really, all we can do is: have a "best guess", cross our fingers, and the chips land where they may!
