Your money management plans should keep your funds doing something and be readily available as stuff happens, you could easily drop 5 or 6 K on a new AC unit.And you reserves have nothing to do with the sale price or down payment, its the mortgage, insurance, taxes, maintenance budget and any other monthly obligation associated with that property.

Then you'll have to dump the properties probably at a net loss.Now for the positive side- with your projected income that massive student loan debt can be fairly easily overcome, especially if you are able to consolidate the debt at low interest rates for a long period.

I can easily spend 16-18 hours a day constructing deals (i.e. writing contracts; sending out emails; talking on the phone; etc) w/out getting mentally, physically tired.
