Hell, I'm working on an FHA deal right now and the appraiser pointed out an exposed piece of wood with dry-rot on the tiny little tool shed in the back that's not even attached to the house!

The final straw was the non-stamped drawing that I received today that has no spans length identified for any of the beams and also has several locations where a lateral support is identified as wood on drawing S1 and then identified as steel on the detail drawing S2.

The sellers did not bring in a licensed remediator - they brought in a contractor, who treated the area (a wood area, I believe) with "germicide and a bleach solution".

I have found information stating that a typical wood billboard (not very interesting to me) costs about $25k and a metal (more likely what I would use) billboard would cost about $65k.
