I actually used to live in Tucson AZ so that is one of the areas I am looking at while I have also visited Jacksonville and Tampa many times.So many things to consider and learn with all this so input from people like yourself is extremely helpful.Thank you again for your time.

This area is an hour away from home, expensive, but it offers great return and appreciation.For my next purchase(s) I am looking at areas closer to my current residence in Southeastern Massachusetts for ease of maintenance and also extremely cheap properties.

For your flood issues, I personally work directly with my RE agent and avoid any areas in or extremely close to a flood zone.

...I ask, because a HH is typically a much better strategy for a beginner...Flipping and wholesaling are both (comparatively) high-risk strategies that beginning investors should think twice about--beginners can get into extremely hot financial and legal water very quickly with those strategies...heck, even experienced folks can get themselves in very sticky situations flipping/wholesaling...All other things being equal, a house hack is a better strategy for a beginning investor who doesn't have much prior experience...Why?
