I am wondering if someone has a form letter that I can edit to send to my tenants if they end up being 3 months behind.

These include Owners with Low Financial Stability Scores (FSS) and Seniors with Long-Time Ownership.Both lists can be mixed with Absentee Owners if you don't want to put all your faith in owner occupied - and can be customized with property type and home value along with other limiting factors

-Second company told us that the tenant must request the verification directly from them in writing and then they will release a standard letter directly to the tenant with the dates of tenancy and rent amount.

I know that mixing business and family isn't always a great option, but I am thinking it could a good option in regard to my financial situation. 

You could ask a couple lenders if some kind of “this person has a job when they get here letter” would work.

Is anyone open to sharing a marketing letter that you’ve sent to absentee owners?

I wish I was handy, but me and fixing stuff is like oil in water, it just doesnt mix well.

From there you can write a letter inquiring about the property or your interest in purchasing it.

And I've had pretty good results with that with just hand written letters and envelopes, with a fridge magnet. 

Se sure to send a dear John letter to the HOA on your way out.
