And I haven't regretted it for a second.The bottom line for me with regards to what you are worried about is...You are throwing a HUGE cast of doubt over investor carrot because the SEO company they use claims to have a certain certificate (that I'm sure was just bought or got through some weekend training program...like you said).

It is still possible in this market, you just have to be prepared to move very quickly (showing within 24-36 hours of the property hitting the MLS, offer no more than 12 hours after.)

@Chris Watkins I believe your license would be at stake for knowingly renting a home that isn't a legal duplex because as am agent you should "know better".Utah housing which is a 100% loan program will not lend on homes with second kitchens knowing people will rent them out.

Setting aside the fact that 1000's and 100's of people abuse the FHA loan program for the purchase of single-family homes for investment purposes all the time, you should be proud that you did not and you achieved your goals on a much more solid financial footing by doing it the right way.
