Your waitress serving you coffee lives someplace, her husband might have a job, they may like to move out of that apartment, you don't know until you ask.Select a farm area, you're in a huge city area, you can't work it all, find an area where the people fit closely with your skills, education levels, social aspects so that you can relate to those that are drawn to that area and price range.

So that I can learn the ropes, raise some capital, and network for future investments.Basically I subtract my pathetic social life from 2 months of my time which is equal to 600-1,000 dollar commission plus minimum wage from my overnight job.

I’m looking to focus on buy and hold SFHs rentals using a property manager, but would also be interested in teaming up with investors in some of my targeted markets below on quicker deals to build up some capital as I go.After going through some forum posts here, it looks like several markets have their positives and negatives, with places like Indy and KC being solid for cash flow (my main goal) but low on appreciation (not my primary goal anyway), whereas places in Texas are typically lower cash flowing, but higher on the appreciation front.

A lot of my tenants are lower income or get social security/disability so the grace period allows them to either get their Friday paycheck or get their government check (I have a ton of tenants that get a check on the 3rd of the month).
