I would consider LVT (luxury vinyl tile) in the wood-look planks. 

Put tile in the bathrooms.

They would have to shore the dirt to keep it from coming into the basement when removing block, possible replace drain tile etc.

@Nick G.The kitchen cost me about 10K for tile, granite, cabinets, hardware, appliances, backsplash and new lighting. 

To my knowledge she has not done any updates other than paint, carpet and tile.  

My GC owns a kitchen business as well and got the cabinets from his supplier.

If you can't get a single fiberglass unit in the opening I would recommend getting a shower base and tiling the walls.
