But I've recently read the E-Myth and am currently reading the Checklist Manifesto, and both of those books have given me some good frameworks to work with and I'm implementing those ideas into my existing portfolio and will translate that to scaling, like you said.

i would connect with an agent that understands what your needs are and can verify past deals that they have done such as yours.ultimately if your plan is to do more deals past these initial ones i would begin to implement marketing strategies that connect you directly to owners.and if you have money you can put towards marketing i would put into web based generated motivated seller leads...

And frankly, all the other professionals are likely implementing the advice being given by the 'gurus' - as there isn't a lot that is new in real estate.
