Look at it this way, knowing what it takes to rehab a property and the associated costs for parts, tools and labor is one of the hardest things for a lot of people to come to understand, and you're already miles ahead there.

Promised to get  It's a good tool but a poor way to screen someone because it doesn't give you enough information of income continuity (let's say the tenant's child support/alimony ends in 6 months).
