And then it should be more complicated (to me anyway) since you are only 1031'ing "half the property" since only half was for investment.Honestly, if you could just straight sell and pay the tax, you are walking away with ~$1.9mil less whatever is your lien (no matter what you'd have to satisfy the lien unless you want to go down route of subject-to or other more complicated arrangements.).
