The GC would be used for a full kitchen remodel, and want someone who does quality work in a timely manner for a fair price.

I'm a plumber hvac guy by trade,  do a lot of my own work and  tend to spend a little more on rehab/mechanicals up front, right down to the kitchen sink drain, but get almost no calls for repairs.

We would rent it but if the kitchen sink clogs it floods a downstairs bedroom and tv room and I don’t believe it would cash flow in either case.

They won’t be expecting the same money as their neighbors with the shiny new kitchen and fresh paint. 

In addition to that one of the units was vacant for almost two years so when we turned on the water we found a lot of leaks in the wall and ceiling of the kitchen.

Leaks had been fixed with duct tape leading to entire beams needing replaced, electrical solutions were sketchy, and the kitchens and baths needed a complete gut job. 

One of my properties was in a fire, and It was a grease fire started in the kitchen.
