My guess as to why it hasn't sold is that it's in an area of town dominated by sub $60k - $80k small single families and small apartment complexes; anyone looking for a house that size would be want it in another neighborhood.My first thought is that the different additions (including an existing MIL suite) would lend themselves naturally to being partitioned into 4 or potentially even 6 smaller units.

Rehab-Tear down walls to create open concept-New Ikea Kitchen on main floor with higher end finishes I purchased afterwards (previous owner had business and kitchen was upstairs) -Tore out old water radiant heat and pipes -Installed brand new Natural Gas HVAC and all duct work-New flooring on main floor -Redid wood stairs that were covered with carpet -Installed new fenceLoved the journey however long it took!

If you're finding that many offenders in such a small area, you're probably looking at low-class rentals and it's natural for sex offenders to live there because those Landlords don't screen well and because sex offenders tend to be less-than-productive members of society (generalization).

Markets are by their nature variable, so when an appraiser says the property is worth $127,457.20, you gotta wonder how the appraiser seemed to be so sure of that opinion in a variable environment.
