Just on principle, I have an issue with a 5k lien. 

We thought that rents could be raised as well, but also thought the asking price was decentIt our situation, we paid full asking price, but also asked for $20,000 at closing to fix various issues and have some in reserve in case things went bad quicker than we thought. 

There were no issues that ever came up, but there’s no downside to including it.

It's not a typical home so the issue we're having is figuring out the best use for it.

I don't know if I have ever heard of the example you are giving as being an issue so maybe it's worth talking to one of them. 

Even if only a small fraction of that can be "liberated" it's incredibly powerful.There are many ways to navigate the securities law issues. 

Of course then the issue comes up, who did you send the returned deposit too?

The issue with a rent back is that you have to draft and put a lease in place. 

Is it just the way Airbnb is set up and the way they handle issues?
