On hard floors do a thorough 'washing' more than just a mopping.If that all fails then consider painting, but painting alone typically won't resolve this so don't move to that solution immediately.

For marketing if the price point makes sense you can also do Professional photos, 3D Matterport tours, video walkthrough's, and floor plans for each listing (makes it easier for out of state buyers to feel comfortable putting in an offer).All the above strategies also work, along with you can run facebook/instagram, or youtube ads to the different segments of your market that may be interested in the home.

We converted the half bath into a full, closed off a section of the loft as a private bedroom, cleaned up the walls, added stone to the brick fireplace, refurbished the cabinets, replaced the counters, installed new flooring and lights throughout, custom build a porch swing, some landscaping, and then operated the property as a vacation rental for 6 months.

As I get my feet we out of state I would like to do more simple rehabs (minor repairs, flooring, paint, maybe roofing, etc) and am okay with more in depth rehabs later.
