Get the rent roll for current rents to check against)- vacancy, bad debt, loss to lease, concessions+ other income (pet rent, utilities bill back, laundry, etc)- total expenses (50% quick rule of thumb, but ask for T-12, the trailing 12)= NOI (divide this by the prevailing market cap for value)- debt service for cash flow.

I recently passed the salesperson exam in GA and I’ve been looking for a brokerage.

I feel that the legal paperwork is somewhat too general and does not specify all the terms of the Land Instalment Contract ( I have compared with others I have seen on Google and made by other lawyers,  and they are worlds apart),    And secondly, I feel that the lawyer himself doesn' t know how to answer many questions/ inquiries I have asked without having to consult other colleagues.

@Peter T Kissinger between Kansas City and Dayton, I personally believe that Kansas City is the much stronger of the two when you look at economic and demographic trends.

I would not inherit tenants without pulling credit, examining their income, seeing how clean the units are maintained. 

I could imagine not crossing your T's and dotting your I's on an project with environmental remediation can go in a bad direction very fast!
