A title search will normally cost $50-100 and will tell you who the title company determines to be in title and will show the recorded liens on the property.Now title insurance is one step further.

You WILL have vacany and you WILL need to make repairs.Without a track record for the property you will need to make your best guess for vacancy and repair.
