Hello everyone, When starting wholesaling in a state like California, is it best for somebody starting out to pivot wholesaling/investing out of state?

I’m using TurboTenant for property managing and my first applicant is traveling from Ca->Pa and has no proof of income, but her husband is applying as well and she said he’s the one with the income.

With that said, Disney just transferred 2000 jobs to Lake Nona area from California, which already has incredible demand for housing, so that would be a great option, Short term rentals near the theme parks perform amazingly if done properly and can generate tens of thousands a month in income.
