When I was working in the title industry I saw people that would set up LLC's for each individual property and name them based on the address...like "1505 Elm St., LLC".

There are bigger funds out there who I think just want a portfolio of stable cash flow properties, even if it's only 5-6%, it works for them, not for me.I consider myself a big fan of contrarian investing, buy when there's blood in the streets, avoid the feeding frenzy.  

So there is a house down the street from me that has been unoccupied in the 5 1/2 years that we have lived at our current home.

@Jay Hinrichs I could resemble them as like handyman where you could hire from the streets correct?

Just from my quick comps and google street views, they all look nice and in decent neighborhoods.  

I'm a street dancer (popping) and very active in the hiphop community.

Any reliable tips/resources for identifying past and current market trends for the neighbourhood/street?

The property can be accessed from the main road and from a secondary street.

The more experience you can show, the higher chance that lenders will be willing to talk to you when there is "blood on the streets" and they are super skittishGood luck!
