Hi @Scott Granberry - HELOC is an excellent choice in financing deals, you can also use your IRA through a company such as Quest IRA to fund the entire deal or just a portion of the deal.

Something to know BEFORE creating a contract for sure.Just saw a video of young couple who bought SFH in North fL; principle and interest was 460 or 560 / mo ; so that was affordable but then because they were financing the property there was additional unexpected 100. / mo flood insurance.

@Oscar Beteta if you buy a multifamily and live in one of the units (you have to check how long for) and qualify financially for FHA financing, you're reducing your down-payment by about 15-20%.
