Unless you take equity out of the replacement properties and increase your debt you're continuously having to find properties to protect a greater and greater investment or several smaller properties in the aggregate.

In residential, if you buy low and sell high, just be prepared to explain the increased sales price to the new buyers lender, unless its cash.

see what they've done and how much it has cost.i'm sure you're looking because you see some value in it - improvements of the structure and subsequent revenue increases, but with those older buildings you really have to pay attention to the finer points that could land you with big expenses that don't necessarily improve your revenues - i.e. asbestos removal.

Either way, if I may say so myself, there is absolutely no substitute for in-depth research.I have seen enough successes (and failures) to be able to say with confidence that the conscientious investor can make very good money in delinquent real estate.BTW, is there a way to continue this thread in the section of the forum that focuses on the topic being discussed here?
