I have become a private lender in the State of Fl.

And based on what I see in the deal analysis forums, most new investors don't think about where the risks really are, and what they cost.Capex, particularly unforeseen, and tenant risk are the two main drivers.

If you don't have a lot of money, then you can use private money (think of this as a personal loan from someone).

Hi for the loan amount rule if I potentially have to make an all cash offer to get a deal would it make sense to get Private money then it will comply with the 1031 exchange 'same amount of loan' rule??
