Its like i hit a wall.

I need to patch up a hole in the wall behind kitchen cabinets?

I go into her room and she has 2 fans going, an alarm clock, an Iphone charger, all hooked up to the same power strip and (the kicker) her hair dryer. 

I feel like there will eventually reach a wall of knowledge accessible.

But there was room for a vanity and the wall already backed up to the utility room.

"Just knock out that wall and add a bathroom to raise the rents..." as if it's that easy.There are other "dangers" but to just give one piece of advice, really read up on your HOA documents.

My first rental had gloss paint on all of the walls and I thought it would be so easy to just wash down the walls...

The side of the house with the slab is only slightly damp after a heavy rain but there are indications of a leak.My question is: Would the fact that these two downspouts are disconnected and therefor not diverting any of the water away from the foundation wall/slab be enough water to cause these leaks?

The house has all wood paneling for walls.

Not clean, and the walls are pretty banged up.
