We have discussed looking for a house we could put work into ourselves and eventually repeat the process in a few years some have two houses under our belts that are producing cash flow.

I think there are some ways you can properly vet an opportunity where you can make it work, with a good foundation of business expertise under your belt, a good team around you, and some well machined systems/procedures in place with whatever it is you're investing in.

I have about 2 years under my belt investing in notes and this is my third deal.
