@Ron SharpThere should be lots of threads in the Canadian forums here on BP ... it seems like not a week passes without that very question.Depending upon where you are planning to invest, and what type of asset you are planning to acquire, you may have the option of using a U.S.A. subsidiary of one of the Canadian banks (TD, RBC, BMO) who will lend to you based upon your credit history and income here at home.

@Jared Wengerd I understand that personal credit is often used to obtain the loan as you are the guarantor but I don't see any reason why it can't be in the LLC.

Is there a way on loans to put some sort of contingency on the loan like, if I default that he will be liable without having the loan show up on his credit?

You should have started th eeviction April 2nd.Unless your state is different than most a security deposit can not be used to cover rent.Serve the evictions on all three tenants and most likely they will pay up to protect their credit.
