Sean Carroll Property manager negligence?

The companies GC is estimating $6,000 in repair with possibly more because he fears dry rot to the framing.My question is this seems like negligence on the property managers part since he obviously is not going to the house every 6 months or a year to check in on it (not sure if that is common practice) and has let this issue with the house get this bad, I am unable to check on the house because I am 3 1/2 hours away in the Bay Are of California and my Aunt is in Los Angeles and the house is near Tahoe.My questions are, is this negligence on the property managers part?

You guys bust me up ... putting in offers site unseen, in a market you know nothing about, thousands of miles away, with hardly any prior hands on experience, with $1000 EMD, but it doesn't matter 'cause I'll just back out and leave the seller high and dry if it doesn't work out.

Since that time the market has been mainly dried up for deals in the best areas for that type of product.Keep looking and maybe you will hit that 1 in 500 property and get lucky.

I am in the process of starting a rehab and there are a few things in the house that I am debating on, I would appreciate if people can share their thoughts on these1) False ceiling in basement VS dry wall2) Remove of Keep old whole house fan or remove it completely or replace it3) Wooden panels (1/3) in basement wall - remove it  or paint itThanks

If it is several rooms and they need washing I usually get a helper to wash and clean while I paint and to remove tape before paint dries, clean up paper or plastic etc.

Down the sanitary sewer is a better option than the storm sewer since who knows whats in it.Then get a big shop vac and go to work to get what's left.Then get dehumidifiers and run them until its really dry.
