In my mind, it seems like contributing my 4% + the 2.5% cash match is better than hanging onto the cash and saving it for a down payment because the actual cash amount is so low (~$2200 from me and ~$1400 from my employer) that it seems like it wouldn't make a huge difference to a real estate deal and it allows me to be diversified.

I haven't had an issue finding smaller brokers where I can hang my license and they don't bug me.

I’d choose it over almost anything other REI subscription (except PropStream and my CRM/Automation software).In addition to finding a deal and financing another in the first 60 days of starting it, we value our own local group because - We get to hang out with like minded people from all walks of life- They have great ideas that blow my mind- We all contribute in our own way- I have new and meaningful friendships- We swap helpful vendor recommendations- We can share / hear wins with / from people who we can be excited with (and without sounding like greedy jerks)- They help me stay encouraged to keep on growing and growing!

I was remdeling the upstairs of the one unit and i didnt j=know that my sity has a building code that all investment properties remodels have to have licensed contractors to do all work even the simple stuff like hanging drywall and insulation and other stuff.

It would still be difficult (not impossible but difficult) to demonstrate that you created the lots to hold since you're not generating income from them or using them productively.GTA (good till audited) isn't the best doctrine to hang your hat on!!
