The transaction can take a lot of work and specific knowledge about the process.Definitely not impossible without a realtor but a lot more work and you have to know what you’re doing or you could get taken advantage of.

That being said, I have learned a lot through self managing and the experience will make it easier to ‘manage’ a manager in the future. 2 hours away makes it harder to manage, but not impossible.

I did talk about the intent part (found it incredulous that they did not have a time requirement) but agree with his assessment that intent is hard/impossible to prove (unless, I guess you went on TV and said that this was how you planned on gaming the system or something) and in his experience the FHA has not gone after anyone on that front.

It is just impossible, there are too many factors at play to do so.Some people get it right sometimes but not at all.People make money by making sounds investments, based on the fundamental of the investment or opportunitySpeculators try to time the market or think they can.Don't stay on the sideline thinking that because there is a recession around the corner, you will be in a better position to profit from it when it happens.It is very unlikely because you would have never done it before.
