Any recommendations for a experienced contractor in Lagrangevile NY?

Usually non-recourse debt begins at the $2mm mark or so, depending on the property type.Your best course of action would be to find a private individual that will lend you the capital, or raise it, and have it specified in the loan documents that this mortgage is non-recourse.

Most individuals on the Pre Foreclosure list are in denial that they're behind on payments, and they truly think that they can work with the bank to bring their loan current.

I have a couple friends that are buying apartments in the 65-95k price range and renting them out for 1600-1900 a month ?

My advice would be to keep active on the forums and BP, keep listening to podcasts, connect with other individuals who have done what you're looking to do, and never be afraid of asking any questions.I'm always happy to help and share my insight anyway that I can so please don't hesitate to reach out if you think I can help!

Focus on the tenant behavior, not on labels or the image he's portraying at this time.I would face this head on in a firm, fair and friendly  manner.
