They wanted easy fast and to get on with lives. 1 seller called the moving company as soon as we signed contract. 7 days later we were closing and they were moving that day.

Hi BP,I've been soaking up real estate books, videos and podcasts till it's coming out of my ears, lol.

The parking lot gets plowed by a hired truck( we live out of state) and each unit is responsible for their own sidewalk/deck.

I suspect in Omaha you can do very nicely on say 20k a month... and spend say 5% of your income on a toy.. still leaves you 19k a month to live on.. great house in your market probably all in is not more than 3 to 4k a month leaving you 15k for food and cloths.. so you can buy the car  :)

Yeah, so as you're inheriting the tenants, it's good in the sense that you have tenants in place paying rent, but also good that it's short term in case you quickly realize they're not the type of tenants you want living there.
