@Niranjan P Ghate a desperate owner, is really not much different than a desperate tenant.What makes an owner, "desperate"? 

Tenants also tend to turnover much more quickly than owner - occupants.

I don't like it at all compared to my long term rentals, but I kind of boxed myself into it as the house needs to help pay for some of its own keep.

Many experienced RE attorneys should likely already have something similar to your needs that can be amended to suit your business.

Need liability and umbrella but if you have enough houses and like we bought them cheap 30 to 70 each if you lose one not the end of the world.
