The problem, I did a no money down VA loan, so I have no real equity in the home, and the amount of origination fees, funding fees, and seller costs would mean I lose on the deal unless appreciation saves me or I figure something else out.

Having engaged in reading about rental properties, I proposed to my brothers that we each save $1,000/month from our jobs and invest in two multi-family homes in a year, and save the cash flow from those homes to buy more homes in the coming years.My older brother's preference is to take over his client's buildings.

When we moved in they had put brand new carpet in, But the place needed little things like door handles on doors and to be cleaned (it wasn’t cleaned professionally because G had her husband do it to save money).

They are pretty easy to get right now and they offer low rates and hope with you they will make much money off you eventually.You might should plan on Fix and Flip or Quick Flip right now in this economy and try to save all the money you can right now and getting into small apartment complexes are a better way to go.

@Randall Cornelison 30 year notes to improve cash flow. 99% of the time I hear of 15 year notes it's for college savings for the children of the investor.
