Well, one reason people are against that sort of idea is because it's been tried already, and the only thing it succeeded at is failing at pretty much everything, unless creating a horrific world to live in is what you desire.

For example, my house I live in is a MFR, just from the spike around this area we gained 15k+ in appreciation just in our house alone, which has some older features and needs some work done to it (My guess 5-7k).

What kinds of properties are you investing in?
