The lower the FMV and/or UPB, the lower the percentage the 1sts trade at due to a decline in the quality of the collateral behind the first mortgage.As for non-performing 2nds in this current market, they're more of a statistical COLLECTIONS play because less than 10% of pools of 2nds have ANY equity at all.
