This of course led to an increase in the value of my computer data, which is now protected by layers of paranoid backup. 

I'm currently in the process of licensing in VA, WV, TN, & OH now, as they all reciprocate with my Kentucky license.I would need to look at how VA does it, but most states protect homeowners from these type of problems in one way or another.

Ultimately if you do not have anyone in place to fill that role, how can you ensure protecting your investment/s?

I'm pretty sure if you look up Harden or bulletproof your rental you will be able to find this thread, it is full of fairly low cost ways to make your rental better protected form rough tenants.

You need to be ridiculous (realistic) with you calculations in order to protect yourself.  

The LLC will provide you some protection.

I should have realized I was able to use him from the beginning but he's a 'property manager' in my eyes and it didn't even occur to me he could have listed him - rookie mistake.
