@Ethan Simcox  I would see if you can get pre-approved for sub 50k loans and you will be able to use that money as a done payment for at least one house. 

The utilities are something that maybe able to be sub-metered as well; but something to look at to increase your potential income for the property.

Cap rates have compressed a lot, and we are seeing sub 4 & 5 caps depending on the area and property type around the country.  

Once you have these, you can hire a General Contractor and he can acquire bids from sub-contractors and put together working numbers for you, then you can see if it is profitable.

Also I would ask the lenders here on BP, have you been able to get loans for customers/clients who had foreclosures from the crash?
