Good afternoon Randall,I agree with your buddy... 1-bedroom rentals in low-demand areas will get you lower rents and higher turnover. 1-bedroom rentals in A or B areas have higher demands, higher rents, less vacancies and (likely) less-problematic tenants.Although this isn't part of your question, I think multi-family rental property is the way to go.
